Assume a 60 m2 two-bedroom granny flat behind a brick veneer home in Langwarrin. The yard is mostly flat, side access is 2.1 m, sewer and stormwater run 24 m, and the old garden shed slab has to go. This is not a worst-case site, but it is also not the easy display-home number.
